SPECIAL SERVICES

There are often circumstances throughout the various phases of a project that require special expertise and focused attention, that fall into a category of special services. Below are some examples of special project management services and associated considerations. 

1.  Project Delivery Strategy

Evaluate the applicability of various project delivery methods to a particular project and assist in determining a preferred method.

2.  Contract Strategy

Recommend contract forms (such as owner-architect agreement) that fit the delivery method, or review proposed contract forms and comment on their compatibility with project objectives and method. Tailor contract documents as required for proper coordination with each other and the project delivery method.

3.  RFPs and Procurement

Prepare requests for proposals (RFPs) for procurement of prime design and construction services (working for an owner) and subconsultants and subcontractors (working for designer and builders). Assist with solicitation, proposal evaluation and selection.

4.  Proposals

Prepare proposals in response to RFPs or for negotiated services and work.

5.  Procedures Manual

Prepare a project procedures manual, or make project-specific revisions to an existing manual.

6.  Physical Model

Manage the production of a physical model. Creation of a presentation- or display-quality model of the completed work is a project itself .

8.  Art Integration

Identify art integration opportunities, prepare documentation for solicitation of artist proposals, and assist with artist selection. Art integration can also be a project unto itself.

9.  PLA

Prepare a project labor agreement (PLA) or similar document for a construction project.

10.  Claims

Assist with resolution of claims, including preparation of documentation supporting filing or defending claims.

Also, the services are described in general terms and from a management perspective, so where a service is described as "preparing" (or similar term) a specific work product, the actual service performed could either be leading or managing the preparation of the work product, reviewing or editing the work product if prepared by others, or in some cases actual preparation of the work product or a component of it. The approach to the services will vary as appropriate when working for either an owner, designer, or builder.
