PROJECT DELIVERY
For purposes of describing the project management services below, project delivery, regardless of the method of delivery, is assumed to begin with design services performed by the designer(s) of record and conclude with occupancy of the completed work. Below are descriptions of project management services and considerations associated with project delivery.
1. Design Services
Manage the design team's services for the entire design effort, a specific phase or phases (such as schematic design), or aspect (such as interior design).
2. Design Activities or Tasks
Manage or perform specific design activities (such as inter-disciplinary design coordination) or tasks (quality control).
3. Construction Support Services
Manage the design team's overall construction support services (CSS) or CSS associated with a specific aspect of the project (such as interior design).
4. Construction Support Activities and Tasks
Manage or perform specific activities and tasks, such as handling of RFIs and submittals, and observation of construction progress. Assist with resolution of specific issues that may arise during construction (such as the implications of unforeseen conditions or a design change that occurs during construction).
5. Construction Contract Administration
Administration of the construction contractor(s), including observing progress of the work, approving payment applications, negotiating change order requests, and the like.
6. Closeout and Occupancy
Manage or perform closeout activities including punch-list preparation and resolution, and assembly and submission of required closeout documentation (such as record drawings). Assist with planning and activities associated with occupancy and use of the new facility.

Note: Services are described in general terms and from a management perspective, so where a service is described as "preparing" (or similar term) a specific work product, the actual service performed could either be leading or managing the preparation of the work product, reviewing or editing the work product if prepared by others, or in some cases actual preparation of the work product or a component of it. The approach to the services will vary as appropriate when working for either an owner, designer, or builder.
